To get a real estate appraisal, you will need to contact Valuation Perspectives and provide some basic information about the property. We will then schedule a time to visit the property and conduct an observation. The appraiser then conducts an extensive analysis utilizing data collected at the appointment in addition to public records, recent sales data of similar properties in the same market area, financing data & market trend statistics. The results of the analysis are prepared in a report to determine the final opinion of value. Once the appraisal is completed, you will receive a copy of the appraisal report.

It depends on several factors including, the intended use of the appraisal, the age of the previous appraisal report and the current market conditions. In some cases, a previous appraisal report may be used, but it is important to ensure that it is still valid and reflects the current value of the property. An appraisal prepared for an individual cannot be submitted for lending purposes. Lending institutions order appraisals that are prepared on a specific form required for lending purposes.
